Our Investment Strategy —
Urban Revival Strategy
Our Urban Revival Strategy focuses on revitalising underutilised commercial and mixed-use assets across Greater London and other key UK cities. We target properties that no longer meet modern occupational, environmental or lifestyle demands, transforming them into vibrant and sustainable spaces aligned with today’s workforce and community needs.
This strategy is built on three core principles. First, a data-driven investment culture that informs our acquisition and development decisions. Second, a deep understanding of tenant expectations across sectors undergoing rapid change. And third, a hands-on, building-by-building transformation approach that tailors solutions to the specific context of each asset.
Environmental, Social and Governance (ESG) factors are embedded from day one. Since April 2023, our Urban Revival Fund has been recognised under the UK Sustainable Investment Label. All repositioned assets are aligned with modern environmental and wellbeing standards. These include enhanced energy efficiency, wellness-driven amenities, biophilic design elements and smart technology infrastructure.
To date, over 85 percent of the fund’s capital has been committed. Early discussions are now shaping the design of Urban Revival II, our next fund, with a continued focus on adaptive reuse opportunities in core urban areas including London, Manchester, Birmingham and Edinburgh. We are targeting sectors experiencing structural shifts, such as urban logistics, creative office hubs and modular residential models.
Since late 2022, commercial real estate values in the UK have declined significantly, with some central business district assets dropping by as much as 35 percent. We view this as a rare opportunity to acquire high-quality assets at historically attractive entry prices. The transformation of the built environment today is not only financial in nature. It is driven by the fading relevance of outdated buildings and the rise of modern, green and flexible spaces. Execution on the ground, planning expertise and integrated management are now more critical than ever.
All of our assets are located within major UK cities. Every transaction to date has been sourced through direct relationships and off-market opportunities. Each project targets recognised environmental certifications and includes outdoor terraces, gardens or rooftop access. A majority of our current capital is concentrated within the London Knowledge Quarter and the MediaCity innovation zone.

Essential Living Strategy
The Essential Living Strategy is a long-term, income-focused platform centred around the UK’s growing need for senior living and supported housing. As the demographic shift accelerates, the demand for high-quality, purpose-built homes for older adults continues to rise. These residents increasingly value autonomy paired with access to care and community.
Our open-ended vehicle, Evergreen Living Partners, currently manages £90 million in equity. The portfolio spans five active developments across Oxfordshire, Kent, the West Midlands and the North West. Locations are selected based on accessibility, demographic suitability and potential for integration with wider community infrastructure.
Evergreen Living delivers stable and inflation-linked income streams underpinned by demographic certainty. Our schemes prioritise quality of life, incorporating wellness services, communal social areas and thoughtfully landscaped outdoor environments. Sustainability and energy efficiency are core to the design process.
We are currently evaluating the launch of a second vehicle under the Essential Living umbrella. The new strategy would focus on under-served towns in the South East and Midlands, leveraging emerging healthcare partnerships and addressing gaps in provision across integrated care systems.

Tailored Mandates
Our Tailored Mandates business gives institutional partners access to fully customised real estate strategies. Each mandate is developed in close collaboration with the client to meet specific objectives, whether that means stable income, regeneration potential or ESG leadership.
This strategy is highly flexible, encompassing asset classes such as logistics, healthcare, residential and retail parks. In many cases, clients engage with us from the concept stage, presenting a particular challenge or vision. We then lead the design, sourcing and execution of the investment, supported by our in-house asset management team.
We currently manage over £500 million in assets through this bespoke platform. Partners include leading North American and European institutions seeking dedicated exposure to UK real estate. Investment sizes under Tailored Mandates tend to be larger than those in our value-add funds, reflecting the targeted and often concentrated nature of these strategies.
